Quick answer
Start with your dates, furnishing needs and total commitment. An advertised monthly rent does not tell you which costs are included, whether the building permits the proposed lease, or what happens if you leave early. In South of Fifth, the owner's offering and the building's rules need separate checks. I want those answers before a client commits to an application, a move or a lease that does not fit.

What dates and daily routine does this rental need to support?
Are you establishing a home, spending a defined season here, or testing South of Fifth before buying? Those searches can lead to different apartments even at the same budget.
I start with the date you need possession, the date you expect to leave, and how certain those dates are. Then we discuss furniture, work space, pets, cars and storage. An unfurnished residence may suit someone bringing a household. A furnished residence may simplify arrival, provided the actual inventory works for the stay.
“Seasonal” is not a complete set of lease terms. Neither is “annual.” My South of Fifth rental guide explains the broader search; this comparison starts with the commitment you are considering.

What is included beyond the monthly rent?
Put the proposals on the same basis: the full term you would sign and the items you would need to provide.
I want the rent schedule, included utilities and services, furniture inventory, parking and storage clarified. Deposits, application charges, move charges and other obligations need their own lines. Separate money held as a refundable deposit from a nonrefundable charge and from recurring expenses.
For a furnished rental, ask what stays, its condition and what will be documented at possession. For an unfurnished rental, consider furnishing, delivery and eventual removal. Neither format is automatically the less expensive choice for your actual dates.

Does the building permit the lease the owner is offering?
Building permission and an owner's proposal are different checks.
At Portofino Tower, the governing wording reviewed specifies six calendar months and no more than one lease commencing in the same calendar year. A six-month minimum therefore does not establish permission for two successive six-month leases that year.
An owner can still offer an annual term. When reviewing the Portofino Tower #405 rental listing, use the residence's offered terms and confirm the actual proposal; the building minimum does not promise a six-month offering.
For buyers considering future leasing, this distinction also belongs in the ownership plan. A building's permitted use should be verified before assuming a particular rental pattern will work.

If your plans change, what happens before the lease ends?
If an early move is a meaningful possibility, discuss it before signing. Do not assume paying two months' rent automatically ends the obligation.
Florida Statutes §83.595(4) describes an agreed early-termination or liquidated-damages option accepted when the rental agreement is made, using a separate signed addendum and subject to statutory limits. The statute also describes alternative landlord remedies. Have your attorney review the agreement and any proposed release; moving out alone does not establish the resulting obligations.
Building frequency can affect the practical replacement options. If a Portofino residence has already used its permitted commencement this calendar year, a replacement starting that year may not fit the rule. That can make an owner less willing to negotiate an early departure.
Continued occupancy alone does not show that this year's commencement was used. Check when the existing lease began, how renewals are treated and the proposed replacement date. A new-calendar-year start presents a different question.
ICON South Beach's reviewed 2025 association FAQ describes a six-month minimum and a maximum of two rentals per year; the counting period still needs confirmation. More frequent permitted starts may provide replacement flexibility. They do not establish an available replacement or a release from the existing lease.

What should we resolve before you apply?
I want the dates, complete financial proposal, inventory and essential daily-use requirements organized together. Then we check the application path, approval requirements and move arrangements. A proposed lease start should not be treated as confirmation that the building has approved possession and a move booking.
If the purpose is to experience the neighborhood before buying, say so early. I have recommended leasing first when daily fit remained uncertain. That is part of my buyer-services approach, with the available lease and its commitments considered on their own terms.
Questions before you commit
Questions about annual and seasonal rentals
Is every seasonal rental furnished?
Do not assume so. Confirm the actual inventory and what the owner will deliver. A furnished description also does not establish that utilities, parking or other services are included.
Can I rent at Portofino Tower for six months?
The reviewed building minimum is six calendar months. The individual owner must offer compatible terms, and the proposed start must fit the residence's commencement history and current approval requirements.
Does an annual lease have to be unfurnished?
Use the actual proposal. Duration and furnishing are separate terms. An annual furnished option and an annual unfurnished option need comparisons that reflect their included items and your costs.
Can I cancel by paying two months' rent?
Do not assume that option applies. Review the signed lease and any applicable addendum. An agreed termination option and a later negotiated release are different arrangements with terms to resolve.
Will finding another tenant release me?
Finding a prospect does not itself establish release. The proposed tenancy must fit building requirements, and the owner must agree to the relevant arrangement. Get clear written terms for any agreed exit.
What should I send Adrian first?
Send the listing links, intended dates, furnishing needs, budget and the requirements that could change the shortlist. Tell me if timing uncertainty or an agreed exit option is essential.
